What does the buying process look like?

The biggest difference compared with the primary market is the form of payment. In Dubai a manager’s cheque is used, a special banking instrument designed for secure transactions involving large amounts.

In practice the procedure goes as follows:

  1. Preparing the contract and documents, the parties sign an agreement that is verified by a notary (the Real Estate Trustee).
  2. Verifying the parties and the cheque, the notary checks the identity of the parties, the authenticity of the documents and the manager’s cheque.
  3. Registration with the Dubai Land Department (DLD), the notary submits an application to the DLD to complete the transaction.
  4. A new title deed, a new ownership certificate is generated shortly afterwards, and the seller receives the payment.

This way the Dubai Land Department keeps full control over the process, minimising the risk of abuse. If any discrepancies arise, the authority can suspend or reverse the transaction, which in practice gives the investor a sense of full security.

You just need to set up a notarised power of attorney, for example for a lawyer or an agent, to finalise the purchase without being present in Dubai.
